Stonington — A developer is seeking permits from the Planning and Zoning Commission to build an 11-lot single-family home subdivision on a 78.8-acre piece of land on North Stonington Road.
Allied Development Partners LLC of Mystic is seeking subdivision and groundwater protection permits for the property, which is owned by Gary and Annette Vacca of Pawcatuck. The commission will now schedule a public hearing on the request.
The site at 615 North Stonington Road is located along the west side of the road, about 1,000 feet south of the intersection of Al Harvey Road. The site is bordered on the south and west by land owned by the Avalonia Land Conservancy.
Plans for the Sunrise Estates development call for clustering the homes on lots of just more than 1 acre each. The rest of the property, which includes 17.6 acres of wetlands, would be left as open space.
Although zoning regulations require that homes in the area be located on lots of at least 3 acres, the regulations also allow clustering of homes on smaller lots if the developer can show that the lots could still be created if they had to have 3 acres each. The provision is designed to keep pieces of open space undisturbed.
