    Connecticut single-family home sales, prices both increase in March

    Sales of single-family homes in Connecticut increased by 6.1 percent last month compared to the same period a year ago, a state real estate trade group reported Thursday.

    There were 2,015 homes sold last month, according to the group Connecticut Realtors, compared to 1,899 in March 2014. The median price for last month’s sales was $233,250, a 3.7 percent increase over March 2014.

    Median price means half the homes sold for more and half for less.

    Sandy Maier Schede, president of Connecticut Realtors and owner of Maier Real Estate in Meriden, said improved sales numbers are encouraging since March really represents the start of what traditionally is one of the strongest seasons of the year for selling homes.

    “It’s a time of opportunity,” she said.

    Townhouses and condominium sales were up 4.9 percent last month, compared to March 2014.

    There were 540 units sold in March compared to 515 during the same period a year earlier.

    The median sale price for those sales was down by 1.8 percent to $147,000. Total units sold were 540 in March 2015 and 515 in March 2014.

    Connecticut Realtors represents more than 15,600 real estate professionals engaged in all aspects of the business in the state. New Haven County has seen 963 single-family homes sold during the first quarter of this year, according to data provided by the New Haven Middlesex Association of Realtors.

    The largest amount of sales activity has occurred with lower-priced houses, according to the North Haven-based group. There were 119 homes priced between $50,000 and $99,000 sold during the first three months of this year in New Haven County.

    The average sale price for those homes sold in New Haven County during the first quarter was $223,273
