Kitchen and bathroom renovations continue to lead remodeling jobs in NAHB survey

Homeowners who wish to upgrade their property are most likely to focus on the kitchen or bathroom, according to a survey of the most common remodeling jobs in 2014.

The National Association of Home Builders, a trade group for the residential building industry, issues a quarterly Remodeling Market Index. The association published the results as part of National Home Remodeling Month, which takes place in May.

Bathroom remodels edged out kitchen work, with 78 percent of remodelers citing bathroom upgrades as one of their most common projects in 2014. Seventy-seven percent said kitchen remodels were common in their work last year.

NAHB says kitchen upgrades were dominant between 2001 and 2009, with bathroom work becoming more common in 2010. The popularity of bathroom upgrades increased by 6 percent over 2013, while kitchen upgrades increased by 7 percent.

Replacing windows or doors was the next most common job reported by remodelers, although it was much less prevalent than bathroom or kitchen work. Forty-five percent of respondents said replacing a window or door had been a common job in 2014.

Whole house remodeling was the next most likely work, with 43 percent of remodelers in the survey saying they had done this extensive work. Whole house remodels reached a low point in 2010 at 21 percent, but increased in subsequent years to 35 percent in 2012 and 39 percent in 2013.

Respondents said customers were most likely to hire a remodeler to repair or replace old components of their home or install upgraded amenities. Homeowners also tended to remodel their property if they wanted to expand its space or did not want to move to a new home.

"As the country's financial footing improves, clients are better able to realize their home design dreams," said Robert Criner, chairman of NAHB Remodelers. "While remodels prompted by repairs remain common, home owners have more discretionary funds available for upgrades, so better style, comfort and safety motivate more home improvement projects. Whatever the reason for undertaking a home remodel, NAHB Remodelers remains committed to professionalism and helping home owners create the home of their dreams."

After whole house remodeling, the most popular jobs included room additions (35 percent), repairing property damage (30 percent), or decks (25 percent). Less common work included finished attics (6 percent), historic preservation (8 percent), an enclosed or added garage (9 percent), or adding a second story (9 percent).
