    Fully renovated in Ledyard

    Three-bedroom colonial is sited on nearly an acre, with a deck, patio and big backyard

    As a place to live, Ledyard has a compelling value proposition, according to Realtor Nancy McGuin, who’s affiliated with William Raveis Real Estate and is the listing agent for 1 Wolf Ridge Gap in Ledyard — listed for sale, with an asking price of $520,000.

    “You can definitely get more land,” McGuin pointed out. She also cited a location that puts residents within a 15-minute commute of major area employers, such as General Dynamics/Electric Boat, Pfizer and the Navy submarine base in Groton.

    “Ledyard has great schools. There are wineries and lakes, and you’re really close to Rhode Island, which is a great place to go for lunch or to see the beaches,” McGuin explained. “It’s a nice, small community, where you can have privacy and your kids can play in the backyard.”

    The three-bedroom colonial at 1 Wolf Ridge Gap was built in 1996, and it’s part of a cul-de-sac, with on a 0.93-acre lot and a deep backyard.

    The seller acquired the property in 2011, when the home was in foreclosure and in need of some “TLC.”

    She finished the lower level first, which provided her family a place of sanctuary while the rest of the house was being renovated.

    Part of that renovation required some reconfiguring of the main level’s floor plan, moving some walls in order to accommodate a larger kitchen, which the Realtor said is “massive,” and to create a mudroom/laundry off the two-car garage.

    “You can access it from the backyard, the garage and the kitchen. It’s very functional,” she said.

    The homeowner wanted to design a kitchen that would support day-to-day tasks, but also be highly functional when she had larger gatherings here. She added custom cabinets in an espresso finish, with soft-close drawers. She built a “peninsula” by extending the counter space at a soft angle, so it didn’t impede the flow of foot traffic in and out of the kitchen in that direction. That clever little detail creates a perfect spot for casual dining, homework sessions or as a serving area for parties.

    “It’s also where her family spends about 90% of the time,” McGuin said — the heart or hub of the home, as the saying goes.

    The kitchen opens to a living room and dining area; plus, there’s a sitting room just off the kitchen.

    Throughout the 2,704-square-foot interiors — with the exception of the bathrooms — the seller added new hardwood floors made of maple and lightly finished for a brighter aesthetic. She added new crown moldings and had new windows installed. The bathrooms were all renovated in 2016.

    “I can’t tell you how much I love all the bathrooms,” McGuin said. “The powder room on the first floor is super-cute, simple, but very elegant. There are two full bathrooms upstairs, with details like seamless glass shower doors and in the primary bath, two separate vanity sinks and a walk-in shower.”

    Two years ago, she had the interiors freshly painted. “This home is always immaculate,” she added.

    “And she can bring the beauty out of anything,” McGuin lauded her client’s eye for design.

    The lot is also remarkable. It’s nearly 1 acre, with a perimeter of trees that lend privacy to the backyard. Off the back of the house, there’s both a deck and a patio — plenty of room for seating, dining furnishings and a grill. She also nestled a fire pit in the yard. When the global pandemic came to the U.S. a few years ago, the homeowner installed a high-quality above-ground pool — a respite for the kids each summer. It can convey with the property or be taken down, depending on the buyer’s wishes.
