The three-bedroom Cape Cod-style home at 19 Stone Street in Waterford, Connecticut is offered for sale. Scott Pellerin, a sales associate with Coldwell Banker Realty’s East Lyme brokerage, is the listing agent. His clients, the homeowners, are asking $325,000 for the property.
Waterford is a 33-square-mile town in southeastern Connecticut, with approximately 20,000 residents, according to town data. It’s home to the Eugene O’Neill Theater Center, Waterford Beach Park and Harkness Memorial State Park.
Waterford’s neighborhoods are distinctive.
Asked about this particular neighborhood, Pellerin explained, “19 Stone Street is a side street off of Spithead Road. The neighborhood mostly consists of homes built in the 1940s and 1950s. It’s a nice little starter neighborhood in a convenient location to East Lyme, downtown Waterford or I-95, as well as convenient to schools and shopping.”
Pellerin has a long relationship with the homeowners and the property. He served as their buyer’s agent when they bought the house in 2019.
“At the time, the home had new siding and an update heating system,” he recalled.
His clients have made a few improvements since.
“The biggest improvements they have made are to the grounds. She works for a landscaping company and is a professional landscaper. All the gardens you see around the front and back of the home are all done by them,” the listing agent explained.
“They added in the fire pit, as well as the outside bar area in the back,” he continued. “Their gardens are nationally recognized as a certified wildflower habitat and a certified butterfly garden sanctuary.”
The lot is an estimated 0.12-acre.
“Because they love the outside and grounds, they focused most of their energy there during their ownership,” the listing agent said. “Creating the multiple gardens around the front and back of the property, as well as the fire pit and outside bar area.”
The home’s eat-in kitchen affords casual seating at the bar-style pass-thru to the living room. The kitchen is designed with an easy-to-maintain tile floor and laminate counters, and solid wood cabinets that have been painted a soft celery green. The stove and refrigerator, with stainless finishes, are made by Frigidaire.

An unfinished basement provides a buyer with some flexibility.
“This is a very well-maintained home that has expandable space in the lower level,” Pellerin said. They might consider finishing off the space, adding more living space, a home office, playroom or additional bedroom, perhaps.
Pellerin remarked on what makes the location so sought-after, including local destinations and points of interest close by, like popular restaurants, a boat launch, the library, public schools, beaches, shops and boutiques, and Harkness Memorial State Park “around the corner.”
