Sound Advice August 9, 2024
A Welcome Home reader observed how quickly homes on the market are selling today, and wondered if buyers are generally amenable to giving sellers a little more time to close on a property, allowing the seller to potentially settle into a new home and to thoroughly clean out the house they’re selling. Realtor Marie Tyler Wiley offers some context:
“With more buyers in the market than homes for sale, compounded by ‘bidding wars,’ homeowners may need a little extra time to close on a new home and to vacate the home they’re selling—otherwise known as an extended close. 99% of the time, the listing agent will put in the notes for other agents the seller’s preference for closing 30 to 60 days post contract. In a sellers’ market with high demand, extended closings are less likely to deter buyers. Buyers are often more flexible if properties are scarce.”
