    Sound Advice 09-13-24

    Not every house needs major renovation work before listing it for sale, but some less expensive updates may be wise, as Realtor Jacqueline Hoyt explains:

    “I’d only invest the time and cost in painting interior rooms if the rooms are painted in striking colors, like black, pink and purple. If the house has neutral colors, I’d leave it. Unless the home is newer, the new homeowners are likely to repaint the interiors themselves. Buyers notice floors right away, so refinish hardwood floors in poor condition, and if you can afford to, tear out any carpeting and put down hardwood or engineered wood flooring. Also, make sure all lighting fixtures are clean and working.

    Curb appeal is so important. Hire a landscaper to do a once over of the entire yard. Clean out the garage, and make sure the garage doors are properly working. Any unfinished projects in the home should be done—unfinished crown molding, bathroom tile that’s not completed, etc. Power washing the siding is a great idea. Before you take the listing photos, make sure the home is free of clutter, beds are made, personal belongings are stored away, and the home is professionally cleaned! You’ll reap the benefits of these efforts. A pot of fresh mums on the front porch is a nice touch to welcome people to their possible new home.”
