Charming Coastal Gem in Groton Long Point

Out on Groton Long Point, the four-bedroom single-family home at 37 Prospect Street is offered to the market for $879,000. The sellers have enlisted Century 21 Seaboard Properties Realtor Jay Carroll as the listing agent.
Carroll introduced his clients to Welcome Home, who spoke about the property they acquired as a second home and investment property. When their family wasn’t in residence, they’d rent the property to guests who appreciated the quintessential New England coastal community.
The co-owner has a long history with Groton Long Point. Her grandfather lived in the community. Her parents owned a home here, as well, and she spent every summer in residence here, working seasonal jobs as a teenager and young adult. It’s a tradition she wanted to carry on for her own family.
The couple rented seasonal houses for a number of years before deciding to buy one of their own. 37 Prospect Street proved the perfect setting. They appreciated the privacy the house afforded. It’s tucked away in the neighborhood, about a block off the water and down a long, private driveway.
“We wanted to have a place that was a little higher up and that was a little more secluded and didn’t have a lot of foot traffic,” the owner said.

“It has gorgeous views,” the homeowner said. “You can see out to the east and south beaches, out to the islands and all the way to the Atlantic Ocean. So, you can go out and enjoy these fantastic views, but it’s very private on the inside.”
“You have these amazing water views, and when you’re up there, it feels like you’re in a tree house,” the listing agent said.

They also wanted the rooftop deck to be more accessible, so they reconfigured access to that and ensured that the structure and railings were solid and safe.
The couple also invested in improving the landscaping. They cleared trees that weren’t in good health, cleared out vines and brush and added a split-rail fence to better define the lot.

The couple reflected on the quality of life in Groton Long Point. They remarked on the mix of houses on the Point, an array of architectural styles that span large waterfront mansions to quaint cottages. It’s a community that spans generations, too — “retirees to children” the listing agent noted.
“The older people are able to share the history of Groton Long Point with the younger generations, and the young people bring vibrancy to the community, keeping us all youthful and young.”
It’s an active community, where the homeowner’s children were able to play tennis and enjoy sailing lessons in the summer. They learned to ride bikes here.
“We have a strong conservationist attitude,” the seller said. “People know the reasons why we’re not building on the marshes and why they need to be cognizant of maintaining the ecosystem here the way it is. I really enjoy that part, because it’s not only good for us, but for our kids and the next generations.”
“There is a great sense of community,” the owner said. “You’ve got the Groton Long Point Association, which is quite active in the summer but also throughout the year. Many members have been coming back for years and years, so we all know each other. I have friends from when I grew up here who now live here with their families.”
