    A Welcome Home reader asked how challenging it is to seek permits and approvals for making modifications to a home—for example, building an addition, a detached garage or fencing. The answer largely depends on the town and planning-and-zoning ordinances, but Berkshire Hathaway Broker Henri Gourd offers some general tips:

    “Modifications to your home, such as putting on an addition, installing a pool or constructing a deck will almost certainly require a permit from your local building department. This is especially true if the project involves the use of a licensed contractor, such as a plumber or electrician. It may also require approval from the zoning office to make sure the project does not violate setback requirements or exceed the maximum allowable floor space given the size of the lot. This makes using a local architect or contractor particularly useful. A professional with contacts in the local zoning/building departments knows upfront what the requirements are and can help guide the project along in its planning stage, instead of coming back later to rework the design.”
