A reader recently asked about the home inspection process and some of the questions a homebuyer should ask of the inspector. Broker Associate Geoff Smith offered some guidance, particularly helpful for first-time buyers:
“Typically, attendees for inspection day are the inspector(s), buyer(s), and the buyer’s Realtor. I recommend that the buyer attends the inspection day, as I think it can be extremely helpful for them to understand the inspector’s findings. Many home inspectors will produce a thorough inspection report, including pictures and descriptions of any issues identified. This report can serve as a great summary and reference for the buyer, even well after the inspection period (like a home owner’s manual), but to be there in person gives the buyer a great advantage, because they are able to follow the inspector in real time and ask pointed questions about what they see.
Based on their own personal experience or handiness, buyers can have a range of tolerance for repairs that may be needed in a home. By talking with the home inspector in person, a buyer can get a better idea of the severity of any problems discovered and also discuss potential solutions with the inspector. For example, you’ll be able to find out if the problem needs to be addressed immediately, down the road, or if it needs further evaluation by a specialist (a licensed plumber, electrician, etc.).
While there isn’t a list of questions that I think apply to every property, buyer or inspection, I do think it’s crucial to ask as many questions as needed, and a buyer should look to their inspector and Realtor for guidance and to suggest areas that should be further explored based on their experiences with other properties. The inspection process is a great way for the buyer to become familiar with the home they are buying, to make sure that it meets their needs and is safe, sound and secure.”
