Having a home on the market while living in it is tricky any time of the year, but especially during the holiday season. Realtor Kiki Sydnor offers some guidance to keep maintain your sanity and your holiday spirit:
“Showing your home during the holidays can be a challenge, but it also presents opportunities to make your home feel warm and inviting to potential buyers. Here are some tips to help you manage the process while keeping your holiday spirit intact: Over-the-top decorations can distract buyers from seeing the home’s features. Use neutral, winter-themed décor (e.g., simple wreaths, candles or a modest tree). Avoid large inflatables or personalized ornaments.
Communicate your availability with your agent to avoid last-minute interruptions. For example, you might block off Christmas Eve or mornings when family activities are planned. Plan quick cleanups ahead of showings. Focus on high-impact areas like kitchens, bathrooms, and entryways. Light the fireplace (if you have one), or place throw blankets on couches to create an inviting atmosphere. Use subtle, comforting smells like cinnamon, pine or baked goods, but avoid overpowering candles.
If applicable, keep driveways and walkways clear of snow or ice. Have a bag ready with things you might need when leaving for a showing (snacks, books, or kids’ items). Know where you’ll head during showings, like a coffee shop, park or a friend’s house. Holiday buyers often have a timeline and may be more motivated. Being accommodating (within reason) can help. If you’re pressed for time, virtual tours can keep your home available without added stress. Store presents and personal items out of sight to maintain a sense of privacy and security. By keeping things simple and planning ahead, you can showcase your home in its best light while still enjoying the holiday season!”
