Two car garages remain the most popular parking option in new homes

The majority of new single-family homes started in 2014 included a two-car garage, according to an analysis of United States Census Bureau data by the National Association of Home Builders.

Robert Dietz, summarizing the findings for the NAHB blog Eye on Housing, says 61.9 percent of single-family homes whose construction began last year have a two-car garage. This share amounted to more than 396,000 new homes with two-car garages.

Garages capable of holding three or more vehicles were the next most popular option, included in 23.5 percent of new homes. Less than 5 percent of new single-family homes had a single car garage.

About one out of every 10 new homes had alternative accommodations for parking. These included carports, off-street parking, or driveways without sheltered parking.

Larger garages were uncommon in New England, with only 11 percent of new homes in this region having three-car garages or structures capable of holding more vehicles. The share was similar in other areas in the eastern United States, with 12 percent of the East South Central region, 13 percent of the South Atlantic region, and 13 percent of the Middle Atlantic region having garages with a capacity for at least three vehicles.

Three-car garages were more common in the West North Central region, encompassing seven states from Minnesota to Kansas, with half of the new homes in this region including the feature. Forty-two percent of new homes in the eight-state Mountain region had three-car garages.

Homes with more square footage were more likely to have larger garages. While 43 percent of new single-family homes with sizes between 3,000 square feet and 5,000 square feet had three-car garages, only 13 percent of new homes between 2,000 and 2,400 square feet had one.

Dietz says the numbers have remained relatively unchanged in the past decade. In 2004, 64 percent of new single-family homes completed in the year had two-car garages. Nineteen percent of new homes finished in this year had garages for three or more vehicles.
