Ledyard advertising sale of Gales Ferry Landing property

Ledyard — Gales Ferry Landing, a town-owned property currently used as a business incubator and event space, is being advertised for sale.

Interested buyers of the former school built in 1959 are asked to submit "letters of interest" to Mayor Michael Finkelstein's office that contain a plan for using the property and the investment and jobs that could be created, among other details, according to a request posted on the town's website.

The 7 Hurlbutt Road parcel includes the 20,000-square-foot building and 3.33 acres of land. It is assessed at $582,260. Town officials estimated the building's yearly utility bills, for natural gas, water and electricity, were $20,600.

Selling the building was a near-term recommendation of the Committee to Transform the Budget Process final report, which sought to find efficiencies in the town budget. The Finance Committee followed through on the recommendation in January.

Improvements have been made to the building, including the addition of a new septic system in 2011 and a new natural gas boiler, but councilors expressed concern about the roof, which soon will need to be replaced, at their January meeting.

A site inspection meeting will be held on March 15. Letters will be received until 2 p.m. on March 30, after which the town will conduct interviews and select a preferred developer, who will create a plan for the building.
