    Stonington PZC approves changes to proposed office building next to YMCA

    An architectural rendering of a 12,000-square foot medical wellness and professional office building that will be built at the corner of Masons Island Road and Harry Austin Drive in Mystic.

    Mystic — The Stonington Planning and Zoning Commission on Tuesday approved a set of modifications to a previously approved plan to construct a 12,000-square-foot medical wellness and professional office building at the corner of Masons Island Road and Harry Austin Drive.

    The three-story building would be located on the grassy area that fronts Masons Island Road at the entrance to the Naik Family Branch of the Ocean Community YMCA. The large cleared area to the rear, which once housed the Mystic Color Lab, is for a separate luxury condominium development. The original approval for the building dates back to 2014, when it was approved as a dental clinic.

    The architect for the office building, Mark Comeau of Mystic, said developer AG Trust plans to break ground in a month or so. One change to the special use permit approved Tuesday is that the project now will be serviced by a septic system instead of tying into a sewer line more than 500 feet away.

    There is also a moratorium in Mystic on new sewer system hookups because the treatment plant is nearing capacity. The town plans a project to divert sewage from Mystic to the underused borough plant, which will create more capacity in the Mystic plant to handle new development.

    The commission also approved changes involving drainage, parking, a retaining wall and the addition of dormers and added stipulations to its approval involving lighting, fencing and other items.
