    Developer proposes 40 new homes in Waterford

    Waterford ― A local developer is proposing to build 40 small homes on Great Neck Road.

    Adams Builders LLC is seeking a permit to build the a 40 homes at 48 Great Neck Road. A total of 10% of the homes will be dedicated as “affordable” but Adams said the under 1,300-square-foot size of the homes will make the purchase of all the units attainable for a larger percentage of people. Adams’ application does not list the price of the homes.

    The development would create a new, private road, called Ivy Hill Road, that would lead to the two-story Cape Cod cottage-style homes with attached one-car garages. Each home would be approximately 1,250 square feet and Ivy Road would serviced by city water and sewer.

    Adams Builders said in the application that there are three design styles, each with three or four variations, for a total of 12 different options for buyers. The firm claims that, along with color variations, that no two homes will be the same.

    The application says that Adams Builders intends to build an energy efficient development with each home producing no emissions with all electric heat and air conditioning as well as all LED lighting.

    Plans call for a walking trail around the perimeter of the site, with benches, lights and trash cans. There will be an 18-feet by 36-feet open-air pavilion. Homeowners will be charged a $275 per month fee per unit to maintain the road, grounds and common spaces.

    Deeded restrictions will prevent residents from expanding the size of their homes, add sheds or park boats and RVs on their property. The grounds will be landscaped with “classic New England plants,” such as grasses, hydrangeas and flowering street trees.

    Realty Concepts Inc., a company with expertise in marketability, appraisals and real estate saturation, said it worked with Adams Builders to determine the project meets the needs of the current market and estimates the development will be sold out in three years after completion.

    The development would be neighbored to the north by Defender Industries, a wholesale marine warehouse and retail store and to the south by Great Neck Village, a 12-lot subdivision also built by Adams Builders.

    The application was received Monday by the Planning and Zoning Commission which will review it at a later date.
