    Open House on Saturday

    Newly listed Colchester home has four bedrooms, an oversized two-car garage, a backyard deck and nearly an acre of land

    Realtor Geoff Hausmann, with RE/MAX On the Bay, welcomes prospective buyers to an open house this weekend at the newly listed 30 Cousins Road in Colchester—a four-bedroom colonial on nearly an acre of land, offered to the market for $495,000. The open house will be held on Saturday, May 27, from 11 a.m. to 1 p.m.

    The seller spoke with Welcome Home about the property, which he and his wife acquired in 2018. They are the second owners of the 2007-built home. The 2,549-square-foot house was in good condition at the time, he recalled, but naturally, they wanted to create a design theme that represented their style and décor preferences. They painted nearly all of the interior spaces, choosing light hues and a neutral palette, which brightened the spaces and made them more amenable to their furnishings.

    The kitchen is designed with cherry hardwood cabinets, stainless appliances and laminate countertops in dark gray. Though they’re in excellent condition—and are especially durable and low-maintenance—the seller said that the next owner may wish to swap the countertops with another option, like granite or quartz.

    As a work space and gathering place, the kitchen “works well,” the seller said, noting how it opens to the family room, where there’s a cozy wood-burning fireplace. There’s bar seating for four and room for a small breakfast table, as well. For more formal occasions, the floor plan also affords a dining room, steps from both the kitchen and formal living area.

    “For the most part, our family uses the kitchen and breakfast nook area, but whenever we have more than just our immediate family over, we take advantage of the dining room. Having options is really nice,” the seller said.

    “The flow works nicely,” he added. Hardwood floors are found throughout most of the main-level living areas, while the bedrooms are carpeted for comfort. In the finished lower level, there’s a composite floor—in distressed gray—that’s particularly easy to maintain and clean.

    For outdoor living, dining and entertaining, there’s a deck overlooking the level backyard. The seller explained how they’ve tended to the landscaping and labored over the lawn to make it green and lush.

    All four bedrooms are on the second floor, including a primary suite, with a private bath. The three additional bedrooms are served by a full bath in the hall. About a year ago, the owners added closet organization to the primary bedroom’s walk-in closet.

    This home also has an attached two-car garage. It’s oversized and can accommodate two cars and the storage of lawn and garden equipment.

    In 2020, they signed a lease agreement for the installation of solar panels, which offset some of their electrical costs. The homeowner said that pre-install their home energy costs hovered at around $360 each month. With solar, their costs are approximately $170 each month, he estimated. “A very significant cost difference after having the panels installed,” he said.

    When they bought the house in 2018, both the owners worked at General Dynamics/Electric Boat (EB), so for buyers coming to the area for employment at EB or other major employers, the commute is manageable, the seller attested.

    “That’s one of the reasons why we chose this location in Colchester. It was a little further out, but we could still get to work in about 40 minutes and to the waterfront destinations, like Waterford, in about 30 minutes. We also found everything we were looking for in this house, and we could afford it,” he said. “Colchester is a kind of a quaint little farm town. We’ve really enjoyed it, and most of all we’ll miss our neighbors. We’ve made some great friends on this street. And while there are still things to do locally and family-owned businesses, it’s not built up with big-box stores. It’s very quaint, with a town green and community events.”
