A three-bedroom colonial-style home at 69 Fog Plain Road in Waterford made its market debut this week. The house, which has an attached two-car garage, was built in 1995. It’s situated on 2.85 acres—some of it cleared for the house, driveway, lawn, gardens and outbuildings.

William Raveis Real Estate’s Amy B. Rubin, a luxury and equestrian property specialist, is the sellers’ Realtor.

Two years ago, Rubin was the listing agent for this very home, representing the previous owners. A couple came to a showing with their agent and ended up buying the home. They’ve lived here for those two years, and when it came time to listed the property for sale again, they recruited Rubin to be their listing agent.

“They invested about $100,000 into the property since owning it,” Rubin explained. Their improvements transformed both the interiors and landscaping.

Complemented by a breakfast nook, the eat-in kitchen has a custom center island, granite surfaces, stainless appliances, and a built-in beverage and coffee bar.

For example, they installed five split-system heating and cooling units and a state-of-the-art water filtration system for the private well.

The 3,241-square-foot house has hardwood floors throughout and a wood-burning fireplace in the family room. The main-level floor plan features a living room, formal dining room, the family room and an eat-in kitchen.

Complemented by a breakfast nook, the kitchen is designed with lots of cabinet space, stainless appliances, and a custom-angled granite-topped island. Also incorporated into the layout is a built-in coffee/beverage bar area, with wine rack and secondary prep sink. Adjacent to it is a nook for a desk, with shelving above. It’s a perfectly placed spot for afternoon homework sessions, home-management tasks or consulting a cookbook.

This single-family home has 3,241 square feet of interior living space.

The main level opens to tiered decks, with multiple spaces—covered and open air—to relax, dine outdoors and entertain guests.

Upstairs, one of the three bedrooms is a primary suite, with a private bath and a walk-in closet. Two bonus rooms on the second floor allow for some options on how best to use the spaces—perhaps as a home office, a homework room, crafting/creative space or a playroom.

One of the other improvements the owners made was adding a full bath and a kitchenette to the lower level, Rubin noted. There’s a spacious finished room that could either be used as another bedroom or a rec room. As a bedroom, the lower level becomes well-suited for short-term guests or resident family members.

The colonial-styled house has three bedrooms, including a primary bedroom suite. The finished lower level, which has been appended with a full bath and a kitchenette, also affords room for a fourth bedroom.

The 2.85-acre lot allowed the owners to make some additions to the yard, as well. They added a hot tub, a shed, and new fencing that create a more pet-conducive environment.

Rubin described the setting as “a prime location,” and that seems apt. This address puts the buyer within minutes’ reach of some local institutions and beloved destinations, such as Waterford’s central shopping district, the historic Jordan Green, Bates Woods Park, Harkness Memorial Park, Seaside State Park, and Ocean Beach Park in neighboring New London.

The property affords easy access to commuting routes. Major employers, like General Dynamics/Electric Boat, Pfizer, the Naval Submarine Base New London, and the region’s colleges are fewer than 20 minutes away by car.

At 69 Fog Plain Road in Waterford, the three-bedroom custom colonial home is situated on a partially wooded 2.85-acre lot, with multiple decks, a covered hot tub, gardens, rock outcroppings, a fenced area for furry family members, and a tree line that lends privacy to the setting.

“This location is less than 10 minutes to Waterford Beach—one of the finest beaches in the area,” Rubin remarked.
