Waterfront in Waterford
By Gretchen A. Peck
Tucked away in a waterfront community in Waterford, Connecticut, is 14A Shore Road. Built in 1945, the Mid Century-inspired three-bedroom home is nearly equidistant between two state parks, Seaside State Park and Harkness Memorial State Park. Impressive luxury homes buttress the property on either side, with rock walls and a mature tree line providing privacy. The deep front yard stretches out before the house, leading to a seawall and a rare, private beach.
According to the listing agent—Susan Hinebaugh, with Berkshire Hathaway New England Properties brokerage in East Lyme/Niantic—the property has been in the same family since 1945.
A long, private drive—lined on one side with deciduous trees—leads to the 1,651-square-foot residence and an attached one-car garage. There’s plenty of room for additional cars in the driveway.
Among the interiors, there are hardwood floors, beamed and coffered ceilings, and two fireplaces.
“You walk in, and it just feels like you’re home,” Hinebaugh said. “The ceilings are high and you have beautiful views of the water.”
“You see the lighthouse in the distance and ferries going by,” she added.
At the center of the floor plan are the main living areas, which include a living room, made cozy by a brick-surround fireplace. It opens to a great room, combining living and dining areas under a cathedral, beamed ceiling. This is a showstopper of a space, with floor-to-ceiling windows and French doors looking out to the Sound.
The eat-in kitchen is outfitted with custom craftsman-style cabinets and appliances in stainless and black finishes. It has built-in banquette seating for breakfasts and casual dining.
Branching off from the main living spaces are two wings of the house, accommodating the three bedrooms.
“The layout of the house is special,” Hinebaugh said. “You have the master bedroom on one side, with its own bath and laundry. And then on the other side, you have the other two bedrooms, so they each have privacy.”
The two full bathrooms have been updated in recent years, with tiled walls and vanity sinks.
To enjoy the waterfront setting and water views, there’s a deck off the great room, which provides space for outdoor seating and dining furnishings. The expansive yard is a perfect setting for family recreation or hosting special outdoor occasions.
A property survey is available to earnest, qualified buyers, Hinebaugh explains in the listing.
The deep 1.37-acre lot has 71-feet of frontage on Long Island Sound. Neighborhood residents enjoy swimming or launching kayaks and paddleboards from their private beaches.
“It’s all about the beach,” Hinebaugh concluded.
The asking price for 14A Shore Road, Waterford, is $2.7 million.
Editor’s Note: The listing agent must be present at all showings. The owner has asked that no one access the private driveway without a scheduled appointment.
