A Welcome Home reader asked about how Realtors should conduct open houses, to maximize the time and exposure. Broker-owner Matt St. Amour offers six tips for successful open houses:
“Property preparation: The house should be thoroughly cleaned, decluttered and staged to present it in the best possible light. Minor repairs and touch-ups should be completed beforehand. Agent knowledge: The hosting agent should be knowledgeable about the property, its features, the neighborhood and comparable sales in the area. They should be prepared to answer questions from potential buyers. Marketing materials: The agent should have professional marketing materials available, such as property brochures, disclosures and neighborhood information. Signage: Prominent ‘Open House’ signs should be placed strategically in the neighborhood to direct buyers to the property. Host presence: The agent should be present and attentive. They should greet visitors, provide information and answer questions. They should not be distracted or occupied on their phone. Security measures: Every effort should be taken to ensure the security of the property and the safety of visitors, such as removing valuables and having a plan for managing crowds.”
