In the charming, historic village of Noank, there’s a classic colonial that shares the peninsula with luxury homes. It was recently listed for sale, with an asking price of $2.875 million. Judi Caracausa, associate broker with the Market Team at William Pitt Sotheby’s Mystic brokerage, is the listing agent.

Listed on the National Register of Historic Places, Noank Village is steeped in a centuries’ old fishing tradition.

“Located on the way to Morgan Point, on very desirable Pearl Street, this three-bedroom, three and a half-bath custom home truly offers resort living at its finest,” Caracausa said.

The 0.46-acre property is located at the quiet end of the village’s peninsula, with luxury homes and an immediately accessible marina.

The colonial-style house was built in 1994, and later it was expanded. The original garage was reclaimed to create additional living space. Then, the owner built a new two-car garage. “The two-car attached garage is connected to the main house by a spacious mudroom with custom built-ins,” Caracausa explained.

The house was painted and a new roof was installed in 2023.

Inside the front door, a tour of the first floor begins in a foyer that leads to the inviting eat-in kitchen. The floor plan also features a living room, a solarium-style dining room, a home office, family room and a bathroom.

158 Pearl Street is a waterfront property with a private dock.

“Light pours into this house,” she said. “The whole back of the house has windows that look out to the water.”

The kitchen is designed with granite countertops, timeless white cabinets, stainless appliances, and a walk-in pantry. There are several outdoor living and dining spaces in the backyard—a patio off the breakfast nook and family room, a more expansive deck off the living and dining rooms, and a patio that wraps around the pool.

“There’s also a nice office with custom built-ins,” Caracausa pointed out.

Among the three bedrooms on the second level are two options for primary suites. To conveniently service the bedrooms, a second-floor laundry sits in the center of the floor plan.

The dock can accommodate tenders and larger vessels.

The house, garage and pool are situated on a 0.46-acre lot, which is oversized by Noank Village measures.

Caracausa invoked the image of guests playing croquet poolside on the manicured lawn.

The in-ground pool overlooking the water’s edge. It’s a heated, saltwater pool with a titanium-frame construction. The private dock has accommodated a 27-foot power boat, the listing broker noted. “You can have a fairly sizable boat there,” she said. Plus, the location puts you within easy reach of several marinas.

This property has the added benefit of municipal water and sewer services.

Residents enjoy a cornucopia of local amenities and destinations. There are several eateries in the village. Locals go to Haley Farm for hiking and biking, and there are summer concerts at Esker Point Beach, the listing broker noted. Block Island and Fishers Island are easily accessible by private boat or ferries docked in nearby New London.

This spectacular solarium-like dining room is a dramatic space entertaining, with views out to the pool and dock.

“Noank is quintessential New England, located right between New York and Boston,” Caracausa said. “Noank is itself a little jewel. You’re close to historic downtown Mystic, Stonington Borough and Watch Hill.”
