    A Welcome Home reader recently asked about the competitive nature of the market for home buyers—and whether there are ways to learn about properties coming to market even before they’re listed for sale. RE/MAX Realtor Kiki Sydnor explained:

    “It’s true that being proactive and well-prepared is crucial for buyers in today’s fast-paced real estate environment. Experienced Realtors may have a network of colleagues that provide them with early information about upcoming listings. By working with a well-connected Realtor, you may get insights about homes that are about to hit the market. Some MLS systems or real estate platforms offer a ‘coming soon’ category, where homes are advertised before they are officially on the market. Ensure you have your mortgage pre-approval ready and your financials in order. This enables you to act quickly and make strong offers when the right property appears. Ultimately, the seller will choose the best offer. Regarding the ethics of sharing insider knowledge, Realtors are bound by a strict code of ethics. They must act in their clients’ best interests while maintaining fairness and transparency. Sharing information about upcoming listings within the bounds of ethical standards is common practice, as long as it doesn’t involve breaching any agreements or other unethical behavior.”
