    Berkshire Hathaway Realtor Holly Powell describes recently listed 149 Stony Brook Road, Stonington, as a property “where space and privacy abounds.” Built in 1979 and improved by the current owner, the 3,698-square-foot Cape-inspired colonial is currently offered to the market for $900,000. Powell is hosting a public open house at the property this weekend, on Sunday, June 9, from 2 p.m. to 4 p.m.

    Welcome Home spoke with the homeowner, Dorian Clement, this week. She noted how the landscaping—azaleas, rhododendron and day lilies—was in full bloom at the 2.64-acre property. She and her husband settled into the home together nearly 30 years ago, and in speaking with her, one gets a sense of how much they enjoyed their time living here.

    The current owners renovated the eat-in kitchen within the past five years.

    Much of the main-level living space is designed with an open concept. The front door opens to a statement-piece family room, with a vaulted, beamed ceiling and a fireplace at its center. To its left in the floor plan—and open to the kitchen—is another living space.

    Three seasons of the year, they’d dine out on the screened porch. “There’s a fan out there, and it’s right next to the kitchen, so it’s really easy to move food out there. We also spent a lot of time by the pool, especially under the pergola, because it’s shaded,” she said.

    In the backyard, there’s both a partially covered deck and a fieldstone patio embracing the pool—all nestled among gardens and surrounded by a mature tree perimeter.

    This property affords an abundance of privacy. The house is set back from the road and surrounded by natural woodlands.

    They fenced the yard in. The next owner may appreciate that element if they have children and pets. The 2.64 acres, much of it woodlands, affords total privacy. Though there are neighbors on the street, being on the property feels “completely secluded,” she said.

    Though the tax card reflects six bedrooms, there is the potential for a seventh in the floor plan. Five of the bedrooms are on the first floor, making it a viable home for someone who prefers one-level living. The primary bedroom suite is an expansive space, with a vaulted, beamed ceiling, a sitting area, walk-in closet and ensuite bath. In addition to two bedrooms on the second level, there’s also a bonus room with a fireplace and a space for a home office that overlooks the backyard.

    A stone path leads through gardens to the front door, which opens to more nearly 3,700 square feet of interior living space on two levels.

    Within the past five years, the owners made a number of improvements to the house. They installed a new roof and new vinyl siding. They replaced all the windows and laid down new flooring in part of the house. They renovated the kitchen, reclaiming a former sunroom to add space and create an eat-in environment. There’s plenty of space for a large dining table adjacent to the island now. They topped the island with granite and chose butcherblock for the other countertops. To well-equip the kitchen, they added a KitchenAid dishwasher, a GE Café gas range with a griddle, a wine/beverage chiller, and a Frigidaire refrigerator.

    They also installed a Viessman Vitorond triple boiler, with six-zone heating, and a 52-gallon hot water heater. The property has a private water well and septic system.

    The current owners leveraged the expertise of a landscape architect in the family—and the kindness of an avid-gardener neighbor—to introduce perennial plantings over the years.

    “This house lends itself to multigenerational living, too,” she said, noting that an addition was put on, allowing her in-laws to live with them for a time. The number of bedrooms also allows the owner to have a home office or two should they wish to conduct business here.

    The detached three-car garage is steps from the house. It has an unfinished second level, which Clement said has approximately 1,800 square feet of space. A buyer could potentially finish that space and use it as a creative space, home office, or even a guest/in-law suite.

    The kitchen has a view of the backyard, where there’s a deck, a fieldstone patio, gunite pool and lush gardens.

    Though their family appreciated the sense of solitude this property affords, they also liked being close to stores, eateries and other area amenities.

    “It’s a beautiful area. You have [Stonington] Borough close by and Mystic’s fabulous restaurants and bakeries,” she noted.
