Luxury condominiums in Guilford are now for sale

William Pitt Sotheby's International Realty announced recently that the firm has listed for sale all 60 approved condos currently under construction at the Residences at 66 High Street, a 130-year-old mill building that once served as the site of the Clinipad Corporation. Peter Cowie, Nikki Travaglino and Anne Scandone of the company's Guilford brokerage are handling the pre-selling of the units.

The development project consists of a full renovation of the mill building at 66 High Street in Guilford, the addition of three new buildings to the site, and the renovation of one of the Connecticut shoreline's largest Quonset hut structures, known as Marsh Walk. The three new buildings will be named the Whitfield, Leete and Chittenden after Guilford's earliest settlers.

The original mill building will maintain the address's historic roots by keeping the exterior largely intact, while the condos themselves, as in all the buildings, will boast a unique and luxurious ranch style with modern design and upscale amenities. The developers are Luchs Consulting Engineers, LLC, and DeCarlo & Doll, Inc.

Collectively, the buildings will offer townhouses and single-level units ranging in price from $740,000 to over $1.2 million, along with parking, elevator access to each floor, and porches that capture courtyard and salt marsh views. The one- and two-bedroom residences, sized from 1,800 to 2,800 square feet, will feature open floor plans, LED lighting throughout, state-of-the-art HVAC and sound systems, and spacious kitchens with high-quality appliances, cabinetry, and granite countertops.

The site has an extensive history. Before it was the Clinipad Corporation, 66 High Street was a factory that manufactured wheels for one of the largest wheel manufacturers in the country. The landmark factory also employed women during World War II to assemble ball bearings for military vehicles from planes to tanks and jeeps.

Today the site enjoys a prime location in downtown Guilford, offering an urban lifestyle close to the Guilford Green, train station, shops and restaurants, as well as the beach. Town officials have expressed excitement about the development project, calling it a significant economic boon for the area.

"With the development of the Residences at 66 High Street being such an important project for Guilford, our company is very honored for the opportunity to exclusively represent these listings," said Kathy Mitchell, manager of William Pitt Sotheby's International Realty's Guilford brokerage. "The completed condominiums will be beautiful and luxurious, and a tremendous draw to our lovely shoreline community."
