    Industrial park approved in Waterford

    Waterford ― A six-building industrial park is coming to town while a private pickleball clubhouse is planned for Mago Point.

    At its meeting Tuesday night, the Planning and Zoning Commission approved a business park for 21 Gurley Road that would be the future home for businesses such as offices and warehouses, with a total of 65,680 square feet of space.

    The commission also received an application for a special permit to renovate a former car repair garage into a seasonal pickleball clubhouse and the addition of an outdoor dining area at Mago Point.

    The commission did not act on the Mago Point project and set a public hearing date for April 25.

    Business park plans

    Representatives of Stone Ridge, LCC were at the meeting to present the plans for the business park project and answer questions from commissioners and town staff.

    The nearly 22-acre site in the town’s general industrial park district contains almost four acres of wetlands. The plan calls for disturbing 9.9 acres of non wetlands property for construction. After work is complete, half of the constructed site will be landscaped.

    The town’s Conservation Commission already approved a inland wetlands permit for the project. The Department of Energy and Environmental Protection also approved the plans.

    Prior to the construction of each building, Stone Ridge LLC must submit specific site and building plans for final review and approval.

    Building 1 will be 10,800 square feet and house two tenants. It abuts a residential property, but 40 feet of existing vegetation will remain as a buffer.

    Building 2 will be 12,800 square feet and house five tenants. The building has residential properties on the other side of Gurley Road and an evergreen buffer will be installed along the front of the building along with landscaped islands and rain gardens in the parking lot.

    Buildings 3 through 6 will range in size from 6,660 to 14,400 square feet and will house between four and seven tenants each. They will be in the northern portion of the site and close to Interstate 95 but will not be visible from the highway as the elevation of the site sits below the road.

    Though all four buildings will be within 550 feet of Gurley Road, existing vegetation will remain between the road and the building to act as a barrier.

    Though the site is not currently served by town water and sewer lines, the proposal for the project also calls for the extension of existing lines along a portion of Oil Mill and Gurley roads, a total of about 2,900 feet.

    A traffic impact study found the project would create “no notable change” to traffic in the area. There will be 170 parking lots in the complex.

    Pickleball clubhouse at Mago Point

    Mago Point, LLC proposes to renovate a one-story concrete garage adjacent to the recently installed pickleball court at Mago Point to create a clubhouse for a private club.

    The building will have a lobby, lounge, mechanical room and bathrooms, with a detached pergola on the outside.

    A semicircle driveway is also proposed, with room for four parking spaces, one of which will be accessible for handicap vans. A designated spot for food trucks and vendors would go next to the parking spaces, with outdoor seating planned as well. The remaining open space will be landscaped and include walkways.

    William Sweeney, an attorney representing Mago Point, LCC, wrote in the application that the renovations are consistent with the town’s plan of preservation, conservation and development as well as the recommendations of the Mago Point redevelopment plan.
