    New listing has ‘room for everyone’

    Newly listed today is 24 Oak Leaf Drive in Colchester, a four-bedroom colonial with attached garaging for two cars. The 2,392-square-foot house, built in 1970, is sited on a 0.92-acre lot. The seller is asking $449,900. The listing broker for the property is Gigi Giordano Taylor, who is affiliated with Page Taft-Compass in Essex. Welcome Home asked her about how her client — now, the seller — discovered the property.

    "The seller needed a home with the space for family and friends to come," she explained in an email. "It was close to work and so close to town and shopping that it was very appealing."

    The property is close to local green spaces, a dog park and a public golf course. There's a veterinary hospital close by and all of the day-to-day conveniences in town — restaurants, pharmacies and grocery stores.

    The interiors are bright, with lots of natural light and lightly finished hardwood flooring to maintain that aesthetic throughout the main level. It is a decidedly open floor plan, with living space, dining room and the kitchen effortlessly flowing from one to the next.

    "The kitchen is open to the living room, but the living room could also be used as a dining room, because it is so open," the Realtor suggested. "The kitchen is great for entertaining. It has nice granite counters and newer cabinets."

    Plus, it has sliding doors that open out to the back deck, with plenty of room for a grill, seating and dining furnishings.

    "The seller said they hosted a lot of events, and the holidays were great. There was room for everyone," Giordano Taylor explained.

    This home has a total of four bedrooms and three baths.

    "The first-floor master bedroom is one of the greatest features," the listing broker pointed out. "It's very large, with a big walk-in closet and full bath."

    Knowing how important home office space can be for many homebuyers today, she suggested, "One of the three bedrooms on the second floor could be an office, but there is a spot tucked away on the main level, as well."

    Since they bought the property, the homeowner made some improvements.

    "The seller has replaced the back deck and taken down an old shed and above-ground pool," the listing agent noted. "The lot is very flat, set on a cul-de-sac. There is room for a new pool or patio — or anything a new buyer envisions."

    Asked about the setting of the property, the immediately surrounding neighborhood and Colchester as a place to live, she said, "The area is quiet, and it's a cul-de-sac, so there is very little through traffic. The vibe in Colchester is one of community. They always hold fairs on the town green, which is just a mile or so away. Near there is shopping and restaurants. The highways are so close, as well, so it's almost an in-town location, but it allowed privacy and a great place to call home."
