    A Spotlight on New Construction for the New Year

    Three brand-new homes come to market in southeast Connecticut

    In honor of the new year, Welcome Home took a look at some of the new-construction options for buyers in the southeast Connecticut home hunt right now.

    Take, for example, the modern farmhouse planned for 38 Kramer Road in Colchester—part of the new community known as “Country Estates at Chestnut Hill.’

    Testa Development is building a four-bedroom modern farmhouse-styled home at 38 Kramer Road in Colchester.     “38 Kramer Road is the second home in ‘Phase 1’ of the subdivision,” Alexis Trzcinski explained. She’s the managing director for the Lisa Cozzi Team at Berkshire Hathaway, New England Properties’ brokerage in Glastonbury—and one of the listing agents for the property.

    “The first home, 52 Kramer Road, was just completed in December, and the builder is now moving on to lot 2 at 38 Kramer. At this time, to my knowledge, they have cleared the lot and will be breaking ground soon. We anticipate completion this summer on this particular lot,” Trzcinski reported to Welcome Home. Buyers should note that the images they’ll find in the current listing is a rendering of the completed home.

    Testa Development is the developer and builder behind the subdivision and this particular property, under the direction of Sebastian Testa.

    “He has been in the industry his entire career, and this is his passion project,” Trzcinski said. “The care he exudes in all aspects of the project is evident the moment you set foot on the property. He has added so many custom finishes and little touches with the homeowners in mind every step of the way, which so many builders overlook.”

    Testa has planned for a four-bedroom 3,085-square-foot home here, on 3.39 acres, with three baths and attached garaging for three cars.

    The first floor encompasses an entry foyer, a home office, kitchen, butler’s pantry and great room style family room, just off the kitchen.

    “The thoughtfulness and attention to detail that the builder has placed in each aspect of these homes is unparalleled,” Trzcinski suggested. “From the built-in mudrooms; the ‘package foyer,’ where deliveries can be placed securely by delivery companies; a built-in pet station for those with pets; the oversized master suite, with a soaking tub that overlooks the beautiful grounds—these are things you don’t typically see in many homes, new or existing.”

    She noted that the buyer of this home has the option to further customize the layout and interior finishes.

    “The subdivision has a beautiful location in a country setting,” Trzcinski described the location. “Upon entering you are greeted with lovely views and a nod to the property’s rich history, including a renovated barn and oldest standing home in Colchester, as well as some of the neighbor’s horses.     Four bedrooms in Ledyard

    Construction is scheduled to be complete on 13 Quakertown Meadow (Ledyard) by the end of February, according to listing agent Kristopher J. Tramont, the Alpha Team at eXP Realty in East Lyme. The asking price is $499,000 for the four-bedroom colonial with a two-car garage.

    A four-bedroom colonial, with an attached two-car garage, is under construction at 13 Quakertown Meadow, Ledyard. The 2,106-square-foot interiors afford open-plan design, with a center-island kitchen, a formal dining room, and an expansive living room with a gas fireplace.

    Construction is scheduled to be complete by the end of February, according to listing agent Kristopher J. Tramont, who leads the Alpha Team at eXP Realty in East Lyme.

    A brand-new kitchen awaits the buyer of 13 Quakertown Meadow in Ledyard, a four-bedroom home close to completion and situated on a 0.41-acre lot.

    Green Fall Associates is serving as the builder, with Pro Plumbing in Ledyard and T&S Electric in Preston contributing to the project, as well. Tramont said that all the subcontractors working on the development are local businesses. The property comes with a one-year warranty.

    “This section of Ledyard is just down the road from Ledyard High School, minutes to downtown Mystic, Groton, I-95, Ledyard’s designated walking trails, and more,” Tramont noted. It may be of particular interest to buyers who work for the region’s largest employers, including the Navy Submarine Base, Pfizer and Electric Boat.

    Three bedrooms in Griswold

    Construction on the three-bedroom colonial at 232 Colonel Brown Road in Griswold is on schedule to be completed this month. The seller is asking $445,000 for the 1.41-acre property.

The project is in the final stage, according to listing agent Jen Pendergast with William Raveis Real Estate’s Norwich brokerage. It’s on schedule to be finished this month, she confirmed to Welcome Home.

    “The home is quality-built, with a high-efficiency gas furnace and air-conditioning, a hybrid hot-water heater, Anderson windows and doors, and a great kitchen layout with upgrades,” the listing agent noted.

    There is 1,768 square feet of living space, with a balance of hardwood floors, tile and comfortable carpeting. The kitchen design incorporates quartz counters, an island, timeless white cabinetry and sleek hardware.

    The kitchen at Colonel Brown Road offers the newest of design and amenities.

    The house has an inviting covered front porch and an attached two-car garage.

    “It sits on a beautiful lot, in a country setting,” Pendergast described the 1.41-acre lot.

    “Griswold is a great town—convenient to the casinos, restaurants, stores, the Naval base, and Electric Boat,” she said.
