    Celebrating Spring with a New Condo

    These four condos are for sale in southeast Connecticut, with varying price points and unique value propositions

    With unseasonably warm temperatures across the Northeast this week, it may feel a little like springtime out there. For the real estate community, spring is already here, for all intents and purposes. The “spring market” kicks off as early as February 1st, and is already in full swing. Residential real estate is moving quickly again, including condominiums. This week, Welcome Home takes a look at four condominiums, each with a different but special “value proposition” and story.

    Ellen “ET” Fox, a Broker with William Pitt Sotheby’s International Realty in Mystic, is the listing agent for Apt. 3 at 2 Coit Street in New London—a three-bedroom, 1,255-square foot condo in an historic downtown building, City Flats, that dates back to 1870. It is designated a New London Landmarks residence, with a placard bearing the name “The Gorton Family.” The building was restored over a two-year period and completed in 2016.

    This particular unit might be of interest to buyers who appreciate close proximity to the beach and to some of the area’s employers, including General Dynamics/Electric Boat, the hospital, Pfizer, Conn College and Mitchell College. This condo is being sold “as is.” The seller is asking $199,999.

    “Much better than paying the high rents right now,” Fox suggested.

    A double-height family room at 12 Park Ave., Unit 12, Mystic, has a fireplace. This three-bedroom 2,217-square-foot carriage house condominium is on the market for $624,900.

    Built in 2020—and a nearly-new option for a condo buyer today—12 Park Ave., Unit 12, Mystic is a three-bedroom, three-bath carriage house in the Perkins Reserve association. Realtor Coreen Margnelli, with Berkshire Hathaway, New England Properties’ brokerage in Windsor, is the listing agent. The seller is asking $624,900.

    This unit has a bright personality, with interior details like hardwood floors, paneled walls, deep moldings and open-plan design.

    A 2020-built carriage house at 12 Park Ave., Unit 12, Mystic, is a three-bedroom condominium in the Perkins Preserve association. Realtor Coreen Margnelli, with Berkshire Hathaway HomeServices, New England Properties in Windsor, is the seller’s agent.

    Quartz counters, stainless appliances, a porcelain farmhouse-style sink and soft-close cabinetry meld in the kitchen. The space flows seamlessly into a breakfast table area and family room with a soaring double-height ceiling and a fireplace.

    “Perkins Reserve’s stunning carriage-house and townhomes offers maintenance-free living in a small community setting that’s just minutes from all beautiful Mystic has to offer,” Margnelli said.

    Broker Ann Buonocore, with Buena Vista Real Estate, is the listing broker for Unit 17 at 8 Stonington Commons in Stonington. Newly listed in a waterfront association with both condominiums and standalone homes, this condo is perfectly positioned to take full advantage of the Borough’s coastal setting.

    “This is one of the largest units and also one of only three work-live units—authorized by the association, so that the unit owner, if they choose, is permitted to conduct business from their home, and is designed so clients are able to enter and depart via a door unique to the business space,” Buonocore explained. “Therefore, clients do not necessarily have to traverse personal home space to get to their appointment.”

    “The interior of this unit was designed by the homeowner, not by the developers of the site,” Buonocore noted. “As in all condos, the unit owner owns from the four walls in, so redesigning interiors is easy.”

    The one-bedroom loft-style condominium at 25 Orchard St., Apt. 15, Stonington, is on the market for $799,000. Berkshire Hathaway’s Henri Gourd and Lucia Johnstone are the seller’s Realtors.

    This grand, historic Stonington Borough building dates back to 1888, and today, affords residents the luxury of a waterfront perspective.

    The 1,556-square-foot floor plan has living and dining rooms, the kitchen, a home office and a den, which could double as a guest room, the listing agents suggest. The living room is a spacious 33-by-15-foot room, with vaulted ceilings and a wood-burning fireplace. The kitchen has white cabinetry, white laminate and butcher-block surfaces, and appliances in stainless and black finishes.

    The Second Empire-style tower at 25 Orchard Street has private access from Apartment 15. It has two levels with places to read, reflect and relax, the listing agents suggest. The one-bedroom condominium in Stonington Borough is on the market for $799,000.

    This condominium also has a particularly special feature.

    “[It] the only unit with access to the iconic tower in the much sought-after in the Borough School condos,” Gourd noted. “It is a marvelous place to read, relax and reflect and the view is amazing. The building is serviced by an elevator and has a common deck and dock to take full advantage of the waterfront.”
