An Enchanting Home for Entertaining
By Gretchen A. Peck
The five-bedroom contemporary-colonial home at 12 Lambs Way, Stonington, is listed for sale, with an asking price of $2.695 million. The 5,659-square-foot house, clad in Hardie Board siding, was custom built in 2016, and it’s being sold by the original owner, who was the general contractor on the project, according to the listing agent.
Melinda Carlisle, with Randall Realtors-Compass, is the seller’s Realtor. She’s licensed in both Connecticut and Rhode Island, and brokered deals for an untold number of unique coastal properties in the two states. Welcome Home asked Carlisle what stands out to her as special among the interiors at 12 Lambs Way. One of the things she immediately noted was the high ceilings throughout the home, and especially in the double-height family room, which has a soaring, 18-foot-high coffered ceiling. The dramatic yet cozy space has a fireplace and a media center cleverly tucked away behind easy-gliding barn doors.
The family room’s position just off the kitchen and breakfast room ensure that it’s one of the most popular and highly trafficked rooms of the home. The main-level floor plan also affords more formal living and dining rooms, as well. Wide entryways, with transom-topped embellishments, provide definition of the spaces without impeding on the flow or sightlines from room to room.
Complementing the kitchen, there’s a breakfast room that has exterior access out to the outdoor living and dining areas.
For buyers in need of a home office space, there’s an office on the main level just off the family room, “not stuck off in a corner,” Carlisle noted.
This property has the added distinction of having a studio apartment with two private entrances, a living room with a fireplace, one bedroom, a full bath and a kitchen. It’s perhaps ideal for adult children living at home, in-laws, parents, or long-term guests.
On the second floor are four family bedrooms—three with ensuite baths—plus the primary bedroom suite. The primary suite comprises the bedroom (with a fireplace), a dressing room, a walk-in closet, and a private bath with Carrera marble surfaces and radiant-heat flooring.
In addition to the second-floor bedrooms, this level also has a bonus room, a conveniently placed laundry and a sitting room.
In the partially finished attic level, the owners created an enchanting playroom for children. The house also has a full, unfinished basement.
The backyard is what Carlisle refers to as a “pool resort.” Surrounded by an expansive pool patio, the 50-foot lagoon-style pool has a swim-in grotto and a waterfall. The complementing spa can accommodate up to 18 people.
For memorable gatherings, the next owners may enjoy hosting friends and family in the “conservatory” room, which has a full bar area and plenty of room for billiards and other gaming tables.
Listing photos show the landscaping in full bloom, with perennial gardens around the pool. An irrigation system keeps it all hydrated and lush.
The house, which has an attached garage with three bays, is sited on 1.15 acres. The property is in the Deans Mill school district, which graduates students to Mystic Middle and on to Stonington High.
Carlisle described it as a quiet street in a cul-de-sac community. Besides having easy access to coastal destinations, the location of this home puts its residents within easy reach of downtown Mystic, Stonington Borough, and area amenities, such as golf, tennis, public parks and beaches.
