    Modest and Manageable Living

    Small-square-footage homes with compelling locations come to market across New London County

    Not all home buyers are the same. Each individual, couple and family will have preferences related to architectural style and interior design. Some will naturally need more bedrooms, more square footage and room for their families to grow. Other buyers may not need a lot of square footage, or perhaps they prefer to have a home that’s more modest and manageable for their lifestyle and budget. This week, Welcome Home takes a look at six properties for sale in New London County, which are modest in size (less than 1,200 square feet) but perhaps mighty in overall value proposition.

    There’s a two-bedroom, two-bath townhouse-style condominium at 2 Westchester Hills, Unit B, in Colchester. The three-level home has 1,166 square feet of living space, an attached lower level two-car garage, and a private patio out back. It’s part of the Country Condominium Complex association, which affords residents close proximity to places of interest and employment in Groton, New London, Norwich or Hartford. The owner is asking $163,000 for the property, which is listed by Harry Finer and The Finer Team at William Raveis Real Estate.

    Codi Ethier, a Realtor with HomeSmart Professionals Real Estate, is the listing agent for 198 Pendleton Hill Road in North Stonington. Ethier is hosting the public at an open house this Saturday, April 8, from 2-3:30 p.m. This single-family home has two bedrooms, one full bath, 1,016 square feet of interior living space, and a backyard deck. The house is complemented by an oversized garage, equipped with a car lift and workshop. The house is situated on 2.99 acres. This is an estate sale, subject to probate approval. The asking price is $305,000.

    Built in 1920, the renovated two-bedroom colonial at 32 Mechanic St., Pawcatuck, is on the market for $309,900. The three-story house has one full bath and 898 square feet of living space, with a backyard deck and an oversized boat/RV garage. Listed by the Valentine Team at William Pitt Sotheby’s International Realty, the property may also be purchased with an adjacent residence/lot in order to create a compound.

    “I think the two best attributes about 32 Mechanic are the ‘boat and RV garage’ and the very versatile zoning district—PV-5,” Valentine noted. “I would also say that the home was ‘thoughtfully renovated.’ Should a buyer wish to establish a “compound,” this property could be purchased along with 30 Mechanic Street, for a combined price of $599,000.

This is also a three-bedroom single-family home, with 768 square feet of living space. It’s a ranch-style house, with a three-season porch and renovated interiors. The kitchen, for example, has been updated with new flooring, moldings, soft-close cabinets, stainless appliances and granite countertops. The full bath has also been renovated.

    For outdoor living and entertaining at 308 Swan Avenue, there’s a flat, fenced and private backyard, the listing agents point out in the MLS description. The property—which was previously leveraged as a seasonal AirBnb, is close to I-95, the train station and Old Lyme beaches.

Two of the four bedrooms are on the main level, while the remaining two are on the second level. The beach association affords residents a clubhouse; tennis, bocce and pickleball courts; a boat launch and a playground. Plus, there are all the bonuses of convenient proximity to Niantic’s village, with restaurants, marinas, a boardwalk, shopping, and a children’s museum.
