    The six-bedroom shingle-style single-family home at 6 Richmond Dr., Westerly, is offered to the market for $1.25 million. It’s listed by Larry Burns, a sales associate with Lila Delman Compass, who introduced his client to Welcome Home; her mother bought the property 20 years ago, so that their family—seven adult children and a growing number of grandchildren—could gather together here for generations.

    “When she bought it, there were seven of us and one grandchild, so we all fit and we could all vacation together,” the owner recalled. Today, the family has grown to 12 children, making it more challenging for the family to gather here at once, but she said they’ve still been able to enjoy it year-round in smaller groups.

    The 0.14-acre property is located just four blocks from the ocean.

    The two-level floor plan for the 2,458-square-foot house is designed to accommodate two or more families. There’s an upper level, with an open-plan kitchen and living room, three bedrooms and a full bath. The kitchen opens out to an expansive deck.

    The lower level has an eat-in kitchen of its own, a 11-by-14-foot living room, three bedrooms and a full bath.

    Among the improvements made to the home in recent years are new flooring in the upper level, new kitchen cabinets, and a renovated bath.

    “A couple of years ago, the outdoor shower was added,” the seller said.

    Asked if she envision

    The property comes with deeded beach rights, with access to three private beaches.

    There are kitchens and living space on each level. The house can accommodate two families, with sleeping accommodations for up to 14 people.

    “The three private beaches are all part of the Misquamicut Fire District (MFD). … They are private and only available to fire district residents,” the listing Realtor explained. “The only cost associated with them is the fire district taxes, which are in addition to the town taxes. The MFD taxes for this property are $441. This includes access to the fire district beaches, lifeguards, bathrooms, parking, etcetera. They also include trash pick-up.

    Built in 1940, the shingle shake-sided home has been owned by the same family for 20 years.

    “Westerly’s other fire districts include Watch Hill, Weekapaug, Shelter Harbor, Dunn’s Corner, Bradford and Westerly,” Burns continued. “Each fire district offers its own amenities, or lack thereof. All Westerly residents can use Westerly Town Beach, but not the various fire district beaches, unless they belong to that fire district.”

    Burns described the Misquamicut Fire District as “a family beach community,” and that’s precisely why the owner’s family enjoyed coming here for two decades.

    “As we spent the seasons here, we got to meet some of the people in the neighborhood who live here year-round,” she said. “It’s a very quiet community, even in the summertime.” The community represents a mix of full-time and seasonal owners, plus a few rental properties, she explained.

    The house has a total of six bedrooms, three on the main level and three in the lower level.

    “My mother became good friends with people who live there year-round, and they would get together. Yes, it’s a very friendly, quiet neighborhood,” she concluded.

    “Real estate values in Westerly are largely driven by access to the various beaches and neighborhood amenities,” Burns said. “It can be very confusing to people not familiar with the intricacies involved, and a big part of my job is helping match people up with the right fire district based on their desire for water access and their budget.”
