    Groton City to hold Tuesday hearing on master plan for properties at Five Corners

    Groton — The city Planning and Zoning Commission will hold a public hearing, during its meeting at 6:30 p.m. Tuesday, on a proposed Mixed-Use Design District master plan for several properties in the Five Corners area.

    According to the application, GBU Capital LLC of Scottsdale, Ariz., is proposing a zone map change and text amendment to place a Mixed-Use Design District overlay zone on the properties as a first step in its plan for a five-story building with commercial space on the first floor and 80 apartments on the upper four floors at the intersection of Benham and Poquonnock roads. The apartments would be a mix of studio, one- and two-bedroom apartments.

    The proposal encompasses 2 Benham Road, 91 Poquonnock Road, 8 Benham Road, 22 Benham Road, 46 Benham Road and 1 Mariani Court.

    Groton City Planner Leslie Creane said the commission last year adopted a new regulation for a Mixed-Use Design District that could be implemented in the Waterfront Business/Residence and Five Corners zones. The MUDD allows, for example, greater height or density than is allowed in the underlying zone.

    If the MUDD master plan application is approved, the next step would be for the developer to prepare a site plan application for the building and seek approval for it from the commission. The application and Zoom information for Tuesday's meeting are available at https://cityofgroton.com.
