    The custom-built ranch at 242 Waterhole Road in Colchester is on the market. Dana Flanagan, a William Pitt Sotheby’s Realtor licensed in both Connecticut and Florida, is the seller’s agent. Situated on 1.39 acres, the house has three bedrooms, three baths and 3,317 square feet of living space.

    “One-floor living is very desirable among all age groups,” Flanagan said. “It creates a functional floor plan that mitigates the wasted space of, perhaps, a large two-story foyer. Although pretty, some would prefer the space be reserved for another bedroom or office.”

    The floor plan at 242 Waterhole Road begins just inside the main entrance, protected by an expansive covered front porch. The front door opens to a foyer, which flows into the large living room, with a cathedral ceiling and fieldstone fireplace.

    “This would make a wonderful office, great room, or theater room, or maybe even a workout area—many possibilities! The basement is unfinished, and it is very large. Finished, it would almost double the square footage of the home,” she said.
