Looking for a coastal property? One of the things you’ll want to consider is whether the property is located in a floodplain, Broker Tim Bray explains:
“The Federal Emergency Management Agency (FEMA) determines floodplains based on various factors, including historical flood records, topography, rainfall, and forecasting software. The resulting flood maps provide valuable information on the probability and severity of flooding in a particular region. Floodplains should be a crucial consideration for individuals contemplating purchasing a home near or on water bodies. Properties located within special flood hazard areas are mandated to have flood insurance, which can be a significant financial burden.”
