Newly listed this week, the three-bedroom, three-bath Cape Cod-style colonial at 70B Reutemann Road in North Stonington is offered to a buyer for $489,900. Welcome Home spoke with the listing agent, Emily Turker—with the McHugh Turker Team at Berkshire Hathaway HomeServices’ New England Properties—about the home’s features and recent updates.

A gravel driveway leads to the house and attached one-car garage. Turker attested that its “crinkling” signals a car approaching — the welcome sound of coming home.

One of the first things interested buyers will notice is the inviting covered front porch—a place to add rocking chairs and spend time overlooking the sloping front yard.

The homeowners renovated the kitchen within the past two years, adding custom cherry cabinets and a center-island cooktop. It has an abundance of counter space, and it opens to a breakfast/family room.

“The front porch is kind of nostalgic and homey,” Turker said.

On the back of the house, there’s an expansive deck, with a wisteria-covered pergola, so there’s lots of outdoor living and dining space to enjoy when warmer temperatures return.

Seamless transitions allow for flow between the eat-in kitchen, breakfast room and living room.

“It’s got a modern twist, because it’s an open floor plan,” Turker said.

The floor plan also affords some flexibility, she noted, citing the formal dining room, which the current owners have dedicated to home office space. There’s an adjacent full bath and laundry right off the kitchen and dining room/home office, which enables that space to be used as a first-floor bedroom, should the buyer require one.

The first floor of the house has an open floor plan, with seamless flow from the living room to the kitchen.

“If you need a first-floor bedroom, or perhaps you have company visiting and need a guest bedroom, that space would work,” she suggested.

The owners remodeled the kitchen in the past two years, adding custom cabinets crafted in cherry. The owners chose deep drawers, with easy open-and-close rails. They add a tremendous amount of under-counter storage space. They also added a center island, with a gas cooktop and seating space for two.

The home has hardwood flooring through the main living and dining rooms.

“That singular update just transforms the whole house,” the listing agent said.

A wood-burning fireplace in the breakfast/family room has been appended with a wood stove, and Turker noted that some seasoned, split firewood is conveying with the property.

One of three bedrooms, the primary bedroom is particularly spacious, with a vaulted ceiling and several windows to bring in natural light.

One of three bedrooms, the primary bedroom features a vaulted ceiling, Palladian-style window and a private ensuite bath. Two additional bedrooms on the second floor share a full hall bath.

This home is situated on a 1.98-acre lot, with rolling lawns, mature trees and rock outcroppings that add intrigue, color and texture to the setting. A barn-style shed provides storage for lawn and gardening tools.

Asked about the quality of life in North Stonington, Turker said, “It’s very idyllic, like old Americana. A place for a nice, quiet life. And it’s centrally located. You have the shoreline right there.”

The property is a 20-minute drive to Stonington Borough and to downtown Mystic, and less than 30 minutes to most of the region’s largest employers. “Plus, it has great proximity to Sift bakery. I always make sure I stop there when I visit the property,” Turker concluded.

The floor plan allows for some flexibility with how the spaces are used. For example, adjacent and open to the kitchen is a breakfast room or family room, with a wood-burning fireplace appended with a wood stove. The formal dining room, adjacent to the kitchen, could work well as a guest room or fourth bedroom, if needed.

It’s important to note that the address places the house on Reutemann Road, the property is actually on a private road off of Reutemann, the listing agent explained. She is hosting a public open house this Saturday (January 20) at 70B Reutemann Road, North Stonington, from 12 p.m./noon to 2 p.m.
