    An open house is planned for Saturday at the three-bedroom ranch
    25 Robinson Street, Pawcatuck—a three-bedroom ranch, built in 2002—is offered to the market for $399,900. Listing agent Laura Ballirano, with Berkshire Hathaway’s Mystic brokerage, is hosting an open house at the property this Saturday, January 27, from 11 a.m. to 1 p.m.

    Berkshire Hathaway Realtor Laura Ballirano welcomes prospective buyers to a public open house at 25 Robinson Street, Pawcatuck, this Saturday, January 27, from 11 a.m. to 1 p.m.

    The three-bedroom ranch-style house was built in 2002 and has been owned by a single owner since.

    In conversation with Welcome Home, Ballirano noted some fairly recent improvements to the house. A new washer and dryer were added in 2021. All the window treatments are just a few years old. In 2017, the owner upgraded the bathroom in the primary bedroom suite. And in 2022, a new motor was installed that powers an awning that shades the side-yard deck.

    A great room-style living and dining area has a gas fireplace, a Palladian window, and exterior access out to a deck.

    In addition to the deck, the house also has a covered front porch for outdoor seating. Here, the front door opens to a foyer and the great room-style living and dining areas, brightened by a Palladian window and made cozy with a gas fireplace.

    Hardwood floors are laid in the kitchen and living and dining areas. The kitchen has an abundance of storage and counter space.

    “It has a lot of counter space,” the listing agent pointed out. The counters are laminate, which afford low maintenance and durability. Unlike natural materials that require treatments, laminate can be particularly repellent of stains and forgiving of cuts. Should a buyer wish to swap the surfaces out for granite, quartz, quartzite or hardwoods, it’s a simple proposition, she suggested.

    There are oak hardwood floors in the main living areas—in the great room-style living and dining area and in the kitchen. The bedrooms are all carpeted.

    A gas fireplace adds wintertime cozy and romantic ambiance to the living room.

    One of the three bedrooms is a primary bedroom suite, with a walk-in closet and the private bath that was renovated in 2017.

    “You could finish the basement,” Ballirano said, noting that it already has insulation and a ceiling. Though the attic currently has pull-down stairs, there may be an opportunity to make it more accessible, finish it off and have even more usable space, she said.

    With a double door, the deep garage can accommodate two compact vehicles—or one car, with plenty of storage space to spare.

    This 1,358-square-foot home has two baths, including a primary bedroom bath that was updated in 2017.

    The house is situated on a 0.23-acre lot, in a true neighborhood setting.

    The listing agent remarked on its proximity to many points of interest.

    “It’s close to Westerly, [Rhode Island], and of course it’s in Stonington, in a nice rural area that’s still close to shopping, the highways, hospitals, parks and the library. There are a lot of activities here for all ages. There’s a church a couple blocks away, and you walk right down to the train station and park. It’s within walking distance of a lot,” Ballirano concluded.

    All three bedrooms are on the main level of the ranch-style home, enabling one-level living.
