    Sound Advice 03-29-24

Southeast Connecticut draws people from all across the country, inspiring them to move here—for family, for the shoreline and for work at the region’s major employers. Long-distance relocation can be challenging, but virtual tools can help. Realtor John Campbell explains:

“Inventories remain at about 20% of their pre-COVID levels, and reasonably priced homes tend to sell within five days. This makes it hard for remote buyers to compete with local interests. Most agents are happy to offer virtual showings. However, if there is competition for the property, a buyer who has been there physically will most likely have a leg up. To enhance your position, get a full mortgage approval in your price range. A pre-approval generally won’t cut it. Second, work with a seasoned agent with a strong reputation and the ability to work closely with the listing agent. Your agent can attend inspections for you, and in most cases, you can sign closing documents either online or through overnight mail. Before you purchase, make sure you have a more than cursory understanding of the neighborhood and clearly outline your residential needs for your agent.”
